I need a Properties auctions Joomla Website with the following requirements: - The auctions will be exclusively for Sell and Rental properties - Order by rules that must appear in homepage: o Latest added properties o Auctions ending son o Auctions with more bidders o Share buttons (including whatsapp share) o A type of super user that can see all the bidders, and Ip’s, etc…that will use a notary to certify we don’t make manual bids or similar (to be transparent) o Email alerts. Registered users should receive and email alert when: There are new properties that matches its criteria (Price range previously selected, or numer of rooms, etc…), also when some of their added to favourite properties receive a new bid o Site must be in English and Spanish (both front office and back office. Joomla comes by default with this) o Configure an automatic resize or similar in order that the images uploaded by users wheight less than original ones that are being uploaded. o Additional services menu (easy to do with Joomla) and also in the properties sheet as it o Different label texts to highlight properties configurable from the back office, option of customize the text with differnt labels (like "oportunity", "price lowered", "low cost", "offer", etc...). Label can be at the top of the first photo of the property in horizonal way o We also need a button in back office to enhance some properties to be “highlighted” with Yellow colour in the background. So a button in back office like featured but with highlight property o Enable different type of membership. There must appear the option to buy “highlighted” and “featured” status for “X” money and then appears this option with the bought items in the user profile front office menu. o Payments in the site will be implemented with Market Pay (Escrow payment provider) o When the user clicks to “List properties” or see latest added or ending son auctions, it should appear the Price, number of rooms, wc...  “Buy it now button” with the quantity established for the seller (the user that anounces its own listing)  Automatic Bids option for the users in its front office profile. They can determine automatic bids option for their desired range between: 500€, 1000€, 1500€, 3000€ or 5.000€). Also a maxium quantity (stop bid) at “x” amount  Whatch button to follow any auction and be notified of its events  Owner defines its property initial bid, from 1€ to unlimited  Owner defines the countdown of the auction, selection from: 10 days, 15, days, 20 days, 30 days, 45 days or 60 days  Owner defines the BIN (Buy it now) Price for its property listed  Owner defines the RESERVE price for his property (he is the only person who knows, its obviusly not shown in the public listing)  When the auction ends and the Reserve Price has been reached from the buyer, automaticlly send a notification to the buyer with the checkout page to make the Payment in order to reserve the property - We, as the website owner company, will have the option in back office to configure % comission for each operation made or a fixed amount. - Bidders (buyers) and sellers, when the operation it's ok, will only pay a reserve each other like 1%, so not huge amounts will be required between seller and bidder (buyer). Then, they will complete the operation normally in person. - There must be a form that we can send to the sellers in order to they can send us all the documentation about it's properties (legal info to verify everything is ok)  If the buyer declines to make the payment, the same process is applied to the next higher bidder (second best bid, and etc…)  If the auction ends and the bids don’t reach the reserve Price, seller will receive a notification to accept or decline the best offer, to have a chance to accept insted the reserve Price has not been achieved  If the auction ends and the seller has not received any offer or declined the bids, should appear the option to relist its property (1 additional relisting for free) o In the profile of every listing (auction) it should appear username (not real name) and the category (individual, agency or broker) o Instead of Paypal or similar, we will use Market Pay as payment processor. They have 2 options: ESCROW PAYMENT, which will be assigned to all auction ítems, and STANDARD PAMENT that will be assigend to “services.
