create a contract for me

I am in need of your services to create a contract for the right to the exclusive use of a businesses equipment and facility during hours i specify written in the simplest manner possible thats still legally binding . As of now i haven't negotiated a deal so i dont have the specifics on who I'm renting from therefore i would appreciate it, if you could create a blank form contract that allows me to change things as i negotiate. I would also need you to advise me on every angle that might affect me or to include anything i haven't foreseen. I'll post the rest of the details i want the contract to cover if you decide to work with me. I would prefer working the contract out over text and when your finished drafting it to send it to me over email. Thank you for taking time out of your day to read my offer.
