Constrcution Company website based off template

Please look at template: [login to view URL] The template comes in Flash, but also has non flash source files such as HTML and PSD. We would need this template customized to suit our needs. We would need this to be customized by uploading our texts, pictures and other similar customization. We are a home developer and building company, so the website would showcase our projects, information about our company and also future projects,. ideally, we would like to enhance this template to make it more appealing, have a contact us form and a page where via an add in, a person can calculate their mortgage. Must be sleek, profesional looking and clean design. Remove the sound, keep some of the animation but not all, and also muts be resposnive site. We would like to modify and IMPROVE the way the "our projects" sections works. It needs to be more clear and bigger. I have attached a sample of how we want it. The sample shown uses a few buttons to navigate floorplans from ground floor, 1st floor, 2nd floor etc. WHile also showcasing a picture strip at the bottom and bigger pictures on the left.
