Native iOS AR app for building demonstration with server backend

We are a small engineer office and need a app for demonstration of our houses .
We want a native iOS app (ARKit + SceneKit) - no unity
As server we want to use Amazon AWS - the backend api and communication with server is also part of the job.
Attached you find the story board of the following steps
- a welcome screen where the user has two options (example model / account model)
Option 1 example model
- a example 3D house (stored in app) will be loaded
- the user can set scale/position/rotation per UI
- he can walk in the reality to the house (not more)
- in this view he can change the floor (should be separated models)
- sun modus: he can start a separate sun modus. Orientation of the sun is taken local of the iOS device. Than he can change the time in 1 hour steps
Option 2:
- Account Screen (Name/password) + Button for link of my website
- If account ok see a list of available models (local + server) - server folder of every account separate
- possible download of models
- choose one of the models
- all other same as option 1
