Software needed to basically find and replace
marks in lines of code.
The problem is that in the database looks like this:

I'd like it to be changed to this:
Farm Bureau Insurance401 N Washington St Albany, KY(606) 387-6633
The first instance of the
shoud be turned into the second should be and the third should be please also note that they have been changed from
to single breaks and the space between the br and the / is changed to a number.
The database is in .txt format
There are other lines in the database that should not be altered. Thanks for considering this project. I'm okay with conversing on msn.
## Deliverables
1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done.
2) Deliverables must be in ready-to-run condition, as follows? (depending on the nature? of the deliverables):

(No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement).
