Rental licence agreement for shipping container street food outlet

We need to draft a legal agreement for the rental of 10ft x 8ft shipping container street food units. This will not be a lease agreement, but a licence agreement which protects the landlord (ourselves) and ensure that the tenants pay their rent, look after the container, do not sub-let, and maintain the container etc etc. Tenants will occupy the StreetCube units daily, which will operate from 7am to 11pm, the containers will be converted to be used as street kitchens, where tenants can prepare, cook and serve street food. The tenants will be able to rent the cubes on a rolling contract, paying for the first 3 months in advance, and every subsequent month thereafter at the beginning of each month. There will be the option for us to charge an additional % of their daily turnover also. We need to print the terms and conditions of their agreement on the reverse side of an order form, which the tenant will sign.
